Illinois foreclosure laws specify Judicial foreclosure.

'Judicial foreclosure'

is accomplished by filing a lawsuit through the court system.

The process starts
with a notice of the lenders intent to foreclose
which must be given to the borrower (homeowner),
and any other person entitled
by Illinois statutes to receive notice
 
of the 30 day notice of 'mortgage acceleration'

Then a 'Notice of default'
commonly referred to as a 'NOD', is filed,
a 'lis pendens' is recorded against the property title,
 and 'a complaint to foreclose mortgage' is filed in court.

The court case will be scheduled about 30 days after the complaint to foreclose mortgage is filed.

The process then runs it's course

depending on the actions or inactions 
the homeowner takes

as a regular court case.
