What We Do

The IAFPP educates homeowners to understand the entire Illinois foreclosure process, from the beginning to the end, in an easy to understand report style format.

First we explain the 'mortgage' and 'promissory note',
the mortgage and promissory note 
are the basis of how the lender forecloses.

Next we go through the 'default' process,
the area when the homeowner falls behind in payments.

Then we go into the 'Notice of Default', referred to as 'NOD',
which is when the lender notifies the homeowner,
and the rest of the world,
of their intention to foreclose.

The Notice of Default comes to the homeowner as a 'Summons' and 'Complaint to Foreclose', which usually is served directly to the homeowner, however, if direct service cannot be accomplished, the lender has the right to serve by 'Publication'.

We explain the Summons and court process along with the homeowner's options to the summons.

We go through the 'Illinois Foreclosure Timeline', which is the usual course of action for the foreclosure procedure.

Next we explain each of the customary solutions or resolutions that could end the Illinois foreclosure process.

We explain 'do it yourself' techniques,
along with the pro's and con's of this technique.

We offer our services to assist in creating a 'Plan of Action'
customized to each individual homeowner's situation.

Over the years,
we have accumilated multiple 'Resources' and
'Associate Company' relationships that we share here on this site to further assist homeowner's in foreclosure.

Any successful negotiation must be in a VERY SPECIFIC FORMAT or it will not even be looked at by the lender.

The IAFPP knows and understands both the lenders needs for this specific format as well as each lenders specific format itself.

In 2009, the IAFPP experienced such a large growth, that we joined forces with other groups to have the most reliable resources for each homeowner's individual situation and needs.
